The most difficult issue with a rural setting is the 1) lack of data and 2) large geographical areas. Both are a challenge when trying to find a specific location for a home. Most locations are very unique and it is therefore much more important to rely on local knowledge when finding that location.

Rural areas have huge geographical areas and Zip codes are one of them plus some of the areas/Zip codes do not even have data. That makes any evaluation difficult.
However, even in these situations, patterns can become clearer. In addition, other geographical entities, such as block groups are available that can provide additional insights.
Here we can see the median listing price for homes in April 2025, mostly on the I-15 corridor through Southern Utah.
